Reasons Why Foundation Problems Occur

The blame for most foundation problems rests with the expansive nature of the clay soils in the Houston area. The ground swells and shrinks according to moisture variations in the soil. The location of trees on your property, varying weather conditions and improper drainage are all factors that affect the moisture fluctuation. Most slabs are designed to handle some movement, but over time any substantial shifting can cause major structural damage. Understanding why these problems occur is critical to understanding how to correct them.

Correcting the Problem

What Steps Can Be Taken to Correct the Problem?

The solution is to support the foundation with a custom support system, anchored in soil that is not subject to environmentally induced changes the way that surface soils are.

The home or commercial building will be underpinned with a carefully designed system of pilings or belled piers approved by FHA / VA and the city of Houston.

Pressed Pilings:

All pilings are hydraulically driven to the depth required to develop the necessary friction to raise and support the foundation.

After pilings have been pressed to refusal, the foundation is raised with hydraulic jacks and shimmed at the desired elevation. This procedure normally takes three to five days.

Belled Piers:

If belled piers are used, shafts are drilled to stable clay. The bottoms of the shafts are flared to form a bell shape. This provides a solid footing for the piers. They are then reinforced with steel rebar and filled with concrete. After 10 to 12 days of curing time, specially designed concrete blocks and steel shims are inserted between the foundation and the piers in order to shim the foundation at the desired elevation.

A mudjacking process is used to pump stabilized soil into existing voids or cavities created by the lifting of the slab.

Plants and shrubs are replanted, and detailed care is taken in restoring your yard.

As part of our normal procedure, we at Eagle Foundation Co. obtain permits and required inspections from appropriate city departments. Therefore, you can be assured that work is monitored impartially and according to city codes.

Our Background

Eagle Foundation Co. is one of the originators of slab foundation repair in Houston, Texas. Installing Bell Piers beneath slabs was a relatively new technology in the 1960s, in fact there was no power source small enough to work beneath a foundation that could turn a drill bit or an auger twelve foot into the earth. Eagle was one of the first to convert a large chain saw to a drilling power source by removing the chain and installing a sproket receptor that received the head of the auger drive long before the use of the Little Beaver Drill that was mainly used for fence post holes until a larger hydraulic version of the original was made and used to drill pier holes. Foundation Repair is a skill that was vIrtually unknown in the 1950s and 1960s.the technology was usually passed down from Father to Son and the procedure was protected. Multiple crews were used to repair a foundation to prevent any worker from learning the entire procedure. One crew to excavate the tunnels to get beneath the edge of the foundation, drill the holes and pour the concrete. Another crew was used to level the foundation and a third crew was used for the cleanup. The use of multible crews was practiced for many years. The bell pier was the standard system used to support or level a slab /pier and beam foundation The friction piling method of repair changed the foundation repair Industry by reducing the cost of repairs. A hydraulic power source that uses the weight of the foundation slab or beam as leverage to push the pile segments deep into the earth engaging more friction the deeper they are pushed untill the friction exceeds the weight of the slab or beam and pile will go no deeper. This occurance is known in the Industry as refusal, and is dictated by the weight of the foundation and the resistance of the different layers of soil strata. The foundation repair industry has grown in the past fifty years, when Eagle Foundation went into business there were only four other Companies in Houston. Of the original five ony three remain . There are countless foundation repair companies in Houston today, most claiming to have been in business for many generations. Hire a Company with a history. Do your home work and choose one of the originals. Call us today we'll be here tomorrow.
